If you are under financial pressure in Salisbury, Hillbank, Craigmore, Salisbury Heights or Salisbury Park, here is what to do before it gets worse. Honest, practical advice from a local agent.

Financial hardship can happen to good people.

Rising interest rates. Job loss. Illness. Separation. Business pressure. Family circumstances. Or simply the cost of living grinding away at what used to be manageable. For many homeowners across northern Adelaide, the hardest part is not the money itself. It is the stress, the shame, the fear, and the feeling that if you ignore it long enough, something might change.

Sometimes things do change. But often they do not. And while you are waiting and hoping, your options are quietly narrowing.

Hope is important. But hope is not a strategy.

Financial Stress Can Put People in a Very Dark Place
----------------------------------------------------

Money pressure does more than drain your bank account. It affects your sleep, your relationships, your confidence, your health, and your ability to think clearly about the future.

Many people under financial pressure stop opening letters, avoid phone calls from the bank, and tell themselves they will deal with it later. That reaction is completely understandable. It is also one of the most costly things you can do.

Avoiding the problem does not make it smaller. It hands more control to your lender, your creditors, and time, and all three tend to work against you when you are already behind.

The sooner you face the situation calmly, the more options you usually have.

What You Can Do Right Now
-------------------------

There is no single right answer for every person. But there are clear steps worth taking, and almost all of them are free.

1. **Call your lender.** Every major bank in Australia has a dedicated financial hardship team. They would far rather work with you than process a default. Depending on your situation, they may offer a temporary reduction in repayments, a short-term pause, a loan restructure, an extension of the loan term, or simply more time to make a decision. The call is confidential. It costs nothing. Do it early.
2. **Speak to a mortgage broker.** Not just your current lender, an independent broker. They can look at your full situation and tell you whether refinancing, consolidating, or restructuring your debt could meaningfully reduce your monthly pressure. Sometimes a relatively simple change creates real breathing room.
3. **Get free financial counselling.** The [National Debt Helpline](https://ndh.org.au) (1800 007 007) provides free, confidential advice from qualified financial counsellors, not salespeople. They can help you understand your debts, your rights, and the steps available to you. This service exists for exactly this situation.
4. **Speak to an accountant or solicitor if needed.** If formal notices or legal action have started, get proper advice immediately. Do not try to navigate that alone.
5. **Understand what your property is actually worth.** Not what you hope it is worth. Not what a neighbour sold for two years ago. What it would realistically achieve in today's market. In many parts of Salisbury, Hillbank, Craigmore, Salisbury Heights and Salisbury Park, values have held well. Knowing the real number gives you real information to make decisions from.

> **The key is not to sit alone with the problem.** There are people whose job it is to help with exactly this situation, and most of that help is free.

Selling Is Not Failure
----------------------

For many people, the idea of selling the family home under financial pressure feels like admitting defeat. It is not.

Sometimes selling is the most responsible decision available. It can allow you to clear your debt, protect your credit history as far as possible, reduce the stress that is affecting every other part of your life, and move forward with something in your pocket rather than nothing.

There is a significant difference between choosing to sell while you still have control and being forced into a sale when you have lost it.

When you make a planned, strategic decision to sell, you can take time to prepare the property, run a [proper marketing campaign](/blog/selling-home-northern-suburbs-vendors-guide), attract real buyer competition and negotiate the strongest possible result. When a lender forces the process, you lose control of timing, presentation, strategy and outcome, and the result is almost always worse.

What Happens if You Do Nothing and Wait
---------------------------------------

If mortgage stress continues and no action is taken, the lender may eventually move to enforcement. By that point, the situation is usually far more damaging than it needed to be.

Waiting too long can mean more interest and fees accumulating, more arrears building up, less time to make considered decisions, a rushed or forced sale process with no control over outcome, serious damage to your credit history, and in some cases, after the debt, arrears and costs are paid, little or nothing left from the sale.

That is the outcome that early action is designed to prevent.

If Selling Becomes the Right Option, Do It Properly
---------------------------------------------------

A controlled, planned sale is a completely different outcome to a forced one. If selling is the right path forward, the goal should be to approach it strategically.

That means understanding what the property will realistically sell for. Knowing how much debt needs to be cleared. Allowing enough time to present the home well and run a proper campaign. Creating genuine buyer competition. And negotiating as strongly as possible.

A well-run sale in northern Adelaide right now, even under time pressure, can make a real difference to what you walk away with.

Getting an Appraisal Does Not Mean You Have to Sell
---------------------------------------------------

One of the simplest things you can do right now is get a current, realistic market appraisal on your property. It is not a commitment to sell. It is information.

Knowing what your home in Salisbury, Hillbank, Craigmore, Salisbury Heights or Salisbury Park could realistically achieve today tells you whether there is enough equity to clear what you owe, how long a sale might take, what preparation might be needed, and whether selling now, waiting, or pursuing other options makes most sense. The [northern Adelaide market guide](/blog/northern-adelaide-property-market-guide-2026) gives you current suburb medians as a starting point.

Good information helps you make better decisions. Avoiding the facts almost always makes the fear worse.

The Bottom Line
---------------

Financial hardship can feel overwhelming. It does not have to define the rest of your life.

The goal is to act early enough that you still have choices. That might mean working through hardship provisions with your bank. It might mean refinancing with a broker. It might mean getting financial counselling. It might mean selling before the situation gets worse.

Whatever the right answer is for your situation, doing nothing should not be the plan.

Hope is not a strategy. A clear plan is.
