 Buyers in Adelaide's northern suburbs haven't disappeared, but they have become more selective. Here is what it takes to sell well in Salisbury Heights, Hillbank, Salisbury Park, Craigmore, Mawson Lakes, and Blakeview right now.

  The Market Context
------------------

Westpac consumer confidence data shows buyer sentiment at its lowest point in over fifteen months, driven largely by uncertainty about interest rates and cost-of-living pressures. Australian Bureau of Statistics inflation figures remain above Reserve Bank targets. Buyers are more cautious than they were two years ago about their future mortgage repayments.

This has changed how buyers behave, not whether they are buying. They are comparing listings more carefully. They are not stretching to meet asking prices the way they were in 2021 and 2022. They are moving quickly on homes that are genuinely worth what they are asking, and walking away from ones that are not.

For vendors in the northern suburbs, this means one thing more than anything else: value matters more than optimism.

Suburb by Suburb
----------------

**Salisbury Heights and Hillbank** attract families who have done their research and know what they are prepared to pay. These suburbs carry a premium perception that holds up when the property's condition, location, and presentation align with the price. When they do not align, the premium evaporates quickly.

**Salisbury Park and Craigmore** are driven by affordability. First-home buyers and investors dominate the buyer pool and are acutely sensitive to price. A difference of $15,000 to $20,000 in asking price can be the difference between multiple enquiries and none.

**Mawson Lakes** attracts a data-focused buyer. Professionals and investors compare this suburb against others using price-per-square-metre and rental yield calculations. Polished presentation and realistic pricing are expected, not optional.

**Blakeview** benefits from newer housing stock. Well-presented, correctly marketed homes perform consistently. The suburb does not carry the heritage of Salisbury Heights or Hillbank, so presentation and marketing carry more weight in the buyer's decision.

Four Factors That Determine Your Result

**Accurate pricing from day one.** The first two weeks of a campaign carry the most buyer interest. An overpriced listing burns through that attention and then sits. Relisting later at a reduced price signals distress, which invites aggressive offers. Price correctly from the start.

**Presentation and maintenance.** Buyers in this market are at or near their borrowing limit. They are not looking for projects. A clean, well-maintained home with working systems and tidy presentation reduces the discount they apply for future costs. **Negotiation.** The final price is determined in the negotiation, not the listing. An agent with specific experience in your suburb knows where buyers in your area typically start, how far they move, and when to hold. That knowledge is not transferable from a general background.

What to Avoid
